Roland London, E9

A contemporary two bedroom duplex apartment location, situated in an old converted school building.

The apartment is approx 1550 sq ft and arranged over two floors. The property also benefits from a 400 sq ft roof terrace which is accessed directly from the living room on the first floor.

The entrance hall on the ground floor is spacious and has a double height ceiling area in one half with galleried balcony above. An office space with built in shelving is at the rear beyond the staircase. There are two bedrooms off the entrance hall, both with skylights. The main bedroom has an all black tiled en-suite wet room, and the second bedroom has been turned into a walk-in wardrobe. A house bathroom also leads from the entrance hall and is completely white with a large bathtub.

A perspex spiral staircase leads up to the first floor. The ceiling height on this level is a little low at 2m. A white resin floor provides a seamless finish from one level to the next with some quirky features. The furnishings and artwork are colourful and break up the all-white space. Built into the flooring are circular spotlights, fitted with a Phillips Hue lighting system which can be changed to any colour. In fact there is an ambient lighting system throughout the whole of the apartment.

The kitchen consists of a large Corian island unit, with breakfast bar and mirrored wall behind. Full height built-in units to the right of the island hold all of the appliances.

Access is a little difficult for larger items, so perhaps not suitable for furniture shoots. The resin flooring is also very delicate and must be protected.

There is parking on-site for a limited number of vehicles.
