A stunning traditional Cotswold Stone Barn House (2100 square feet) situated at the end of a private lane in a peaceful Gloucestershire hamlet. Formerly the barn of a farm property, changed into a residential dwelling in the 1960’s. 

You enter the property into the Entrance Hall which has the original flagstone floor. There is also a stable door leading out from this hallway to an alfresco dining area with table and chairs. 

Through glazed double barn doors from the entrance hall is the Living room – with original beams, a wood burner and French doors out to a small balcony overlooking the garden.  

Taking the staircase up you approach the library/study off of the half landing. With floor to ceiling bookcases along two of the walls, wooden floors and French doors out to a small terrace area. Continuing up the stairs you reach the large kitchen and dining space on the first floor. Underfloor heating beneath the terracotta floor tiles keeps the room cosy, along with an AGA. Plain English cabinetry mixed with vintage floor and wall cabinets and a Pippy oak worktop and Double Butler sink. A large vintage wooden table sits centrally and can sit 10 comfortably.

 The second floor is home to a large bedroom with ensuite (Bath and shower), and a Children’s room with bathroom cabin (bath). Both rooms feature wooden floors, beams, and Cotswold stone walls.  

The Master suite is on the top floor and comprises a sleeping area, bathroom area with free standing bath and a shower room.

The property has furniture in all the rooms, as pictured – but this can be removed as required depending on the shoot requirements. 

The garden wraps around the property, resulting in a number of terrace areas. At the end of garden – through our property – runs The River Leach. We have a bridge that crosses this into a meadow we own and could be used for shoots too. The property is available for use year-round. 

We have dedicated parking to fit 3-4 cars and then additional provision can be made for other vehicles on site.
