This meticulously restored double fronted Victorian cottage nestled in a picturesque country village location with a large rear garden, incorporating a rustic luxe outside bath & shower cabin. 

The timeless interiors are a mix of natural materials and a subdued powdery paint scheme. A variety of props, furniture and antiques in the cottage are available for use during shoots. The cottage provides a variety of shooting locations, from the cosy interiors to the expansive garden, outdoor dining area, and the rustic bath cabin. Each interior space offers its own distinct character and can accommodate a range of creative concepts.

Interior:

Spotlessly maintained, clutter free, and extremely well organised, the cottage is set up to provide those working on shoots with ample facilities to complete their work. A handy local café & village store just two mins walk away as well as additional overnight accommodation in the hotel opposite the café add to the convenience factor for longer shoots.

On the ground floor there is a bootroom/utility room/, a powder room, Kitchen/dining room and an additional snug.

The Boot & utility room painted in Little Greene Slaked Lime Dark to walls, Slaked Limed Mid to the ceiling and ceiling beams, and Little Greene Baluster to the woodwork and panelling. A vintage freestanding housekeepers cupboard and rustic hanging rails for coats. Belfast sink & Brass taps to the utility area.

A generously-sized kitchen, full of natural light, with double French doors leading to the garden, centered around a farmhouse dining table and powdery blue antique Swedish dining bench. The kitchen cabinetry style is shaker, painted with neutral tones.  Little Green Limestone to cabinetry and woodwork and Slaked Lime Mid to walls and ceilings. Gorgeous café curtains to the kitchen sink, and a delicately ruffled full length ticking stripe voile to the french doors soften the room. A large and modern 90 cm double range cooker and an exposed traditional Norfolk flint wall add additional features to this room. 

A snug which exudes warmth and character with a classic heritage design. Beamed ceiling,  rich wood floor, some antique furnishings, a woodburner and period style windows overlooking the front and rear gardens, and linen roman blinds create a cosy and inviting atmosphere. Painted in Slaked Lime Mid to the ceiling and beams, Slaked Lime Dark to the walls and Baluster to the woodwork.

Bedrooms: 

The master bedroom en-suite overlooks the garden with pitched ceilings, decorated in Slaked Lime mid provide a calm and neutral backdrop. Lightly furnished, with full length linen curtains, the wooden frame bed has a bespoke headboard covering in ticking stripe fabric by Tinsmiths, antique chest of drawers and oak flooring, The ensuite shower is tiled with zellige tiles and has tiled floor.

The Kingsize bedroom walls are a lightly textured lime plaster finish decorated in a delicate off stone colour. A linen roman bind, wool carpet flooring and a rattan headboard bed with fumed oak frame and bedsides give this room a very calm and cosy feeling. 

The twin bedroom with x2 single beds lends itself well to also being staged as a childrens bedroom. Simply furnished with 2 wood frame beds and bespoke headboards covered in Fermoie Rabanna fabric in a very pale blue. Walls are lime plastered so have a slightly textural look painted in an off stone colour by Fenwick & Tillbrook. Little oak bedside shelfs by Rowan & Wren finished off with an antique chest of drawers.

Family bathroom clad in zellige tiles, and hardware by Claybrook & Burlington offers a neutral and classic bathroom space.

Exterior:

Outside, the cottage is surrounded by a vast garden, providing ample outdoor shooting opportunities. Chairs and tables dotted around. The lush greenery and scenic views serve as the perfect backdrop for outdoor and nature-inspired shoots.

There is an outdoor dining terrace with table & chairs, an outdoor kitchen with flagstone kitchen worktops and butlers sink, perfect for highlighting outdoor cooking equipment or showcasing the joys of outdoor dining.

Unique feature: 

A unique feature of this property is the rustic bath cabin in the garden. A double ended tin bath and a copper shower are finished off with a linen draped shower curtain. It offers a one-of-a-kind setting for product demonstrations or lifestyle shoots.
